The development company GVG planned and realized for their lease holder, the Sol Melia Group of Spain, a new 4 star, superior class hotel, including the FF&E, with 356 standard rooms and 8 suites, an 850m² ball room, a 450m² banquet area and three restaurants.
Core themes of the project management services were:
Negotiation and signing of a 25-year lease contract in English according to German law
Negotiation of all necessary contract concessions
Setting up the project budget, negotiating the loan agreements and coordinating accounting and tax consultation
Selection and appointment of the entire planning team
Choice of the route (general contractor – lump sum price / GMP for FF&E), Selection of the bidders, awarding of the General Contract with participation in the GMP process
Approval of all plans
Negotiation and signing of all neighborhood contracts, successful litigation against neighbors
